Our thrifty clients in Kirkwood did a complete transformation of their craftsman bungalow on a tight budget.  For 95K they renovated the entire house and rebuilt a poorly constructed addition.  That price tag included a new kitchen, 2 baths, refinishing all the hardwood floors, renovating an apartment on the ground floor, repointing all the exterior brick AND our architectural fees. Our plans allowed them to manage subcontractor themselves, saving the general contractor's fees.
